Steven Sanfilippo serves as Senior Vice President and Director of Property Management for Helmsley Spear.  Mr. Sanfilippo brings over 30 years of experience in building management, maintenance and security operations, renovations and capital improvement projects, staff optimization and tenant relations.

At the beginning of his career, Mr. Sanfilippo quickly discovered a natural aptitude and deep curiosity for buildings, their various systems, management and how all are interconnected. With his drive to learn and strong work ethic, Mr. Sanfilippo has been exposed to a wide variety of properties, holding a broad range of positions throughout his career.

He has previously held positions with some of New York City’s premier real estate companies such as RFR, Terra Holdings, Extell Development, The Feil Organization, and Adams Real Estate, managing properties such as 95 Morton Street (a 250,000 square foot office building), 875 Washington Street (a 75,000 square foot office building), 199 Church Street (a 325,000 square foot office building), 770 Lexington (a 175,000 square foot office building), 350 Broadway (a 140,000 square foot office building), 175 Varick street (a 175,000 square foot office building) and a 14-story luxury condominium tower on Staten Island.

In addition, Mr. Sanfilippo has directly overseen major building-wide projects including building infrastructure projects, local law compliance projects, elevator installations/modifications, fire life safety, sprinkler/standpipe system installations/repairs/upgrades, HVAC, boiler, Con Ed steam system installations/refurbishments/upgrades, BMS/security camera/card access systems, MEP system inspection/troubleshooting/installations/upgrades,  roof repair/replacements, lobby renovations, tenant and retail space gut renovations and pre-built projects.

This has allowed him to gain valuable experience across multiple disciplines, resulting in a well rounded, working knowledge & deep understanding of what makes properties function successfully.

Mr. Sanfilippo believes in the value of continuing education and has successfully completed the SMA Designation program with BOMI, Level I & II Building Operator Certification programs with NEEC, both Local 94 & 32 B/J training programs & holds various licenses & certifications including Refrigerating System Operating Engineer & Project Management. He is currently working on also obtaining his RPA Designation.
