Chief Administrative Officer
Steven A. Kirschenbaum serves as Executive Vice-President and Chief Administrative Officer for Helmsley Spear, LLC, founded in 1866, which is America’s oldest continuously operating real estate companies. Mr. Kirschenbaum also serves as Executive Vice- President and Chief Administrative Officer for SwigEquities, LLC. In this capacity, Mr. Kirschenbaum helps to direct and oversee the business and fiscal management of the company, as well as help to plan, oversee, and coordinate capital and operating expenditures and fiscal systems, and provide leadership and direction in the development and execution of the company’s real estate ownership, development and management strategies.
Prior to joining Helmsley Spear, LLC, and Swig Equities, LLC, Mr. Kirschenbaum was the Director of Project Development and General Counsel of Metro Loft Management, LLC, a real estate development and management company, principally involved in the ownership, development and conversion of property from office to residential use in downtown Manhattan in New York City. His responsibilities included the coordination and oversight of the architectural, construction, marketing and leasing components of various development projects, management of the portfolio, as well as interfacing with the capital markets to develop a financing structure for the projects. Notable projects include the conversion of 63 Wall Street, a 425,000 square foot former office building into 476 Class- A residential units, as well as the conversion of a 325,000 square foot property at 67 Wall Street and the conversion of an 800,000 square foot property at 20 Exchange Place in New York City and presently in development.
Prior to moving to the business side, Mr. Kirschenbaum practiced law for over 20 years in all areas of real estate transactions, including real estate acquisition, development, construction, leasing, and finance, as well as debt restructuring, workouts and foreclosures. Mr. Kirschenbaum was a partner at the New York City law firm of Hartman & Craven LLP.
Mr. Kirschenbaum received a law degree from the University of Toledo College of Law and Brooklyn Law School. He received his undergraduate degree in accounting from Syracuse University.
Mr. Kirschenbaum lives in New York City with his wife and two children.
